Project - 1-11 Foxdene Close, London, E18

 

This brownfield site in East London comprised of various disused and derelict commercial buildings and warehouses and in close proximity of the overground section of the Central Line.

Following the removal of asbestos, the site was cleared and remediation measures deployed to comply with the Local Authority and Environmental Health requirements.

In line with adoptable standards a new estate road with footpaths was installed along with attractive retaining walls and tree protection measures.

11 individually designed two and three storey family houses were constructed incorporating contemporary kitchens, bathrooms and ensuites.

The scheme was built to exceed client’s expectation on quality, to time and within budget.

Project:  The Granary, Upminster

A Prestigious Residential Home set in a Conservation Area in Essex

This 5 Bedroom individually designed luxury home is set on 1.1 acre plot in Upminster Essex within the M25.

With internal floor areas exceeding 2,800 ft2 this newly built house includes lounge, dining, kitchen, study, utility, family bathroom, 5 bedrooms 3 with ensuites and double cart lodge.

Using many traditional materials including oak and travertine floors, the quality of the build enabled the mix of “old & new” to work beautifully and produce a unique and distinctive residential development in the area.

 

Designer bathroom ware bespoke kitchens from Germany enhanced the interiors of this family home to create a property of distinction.

From a energy performance and sustainable point of view the air source heat pumps, underfloor heating and grey water harvesting were integrated to ensure the building received an excellent energy efficiency and environmental rating.

Project:  1-14 Hemnall Mews, Hemnall Street, Epping

Quadrillion Construction Essex

Located in the conservation area along Epping High Street, this private development consisted of 14 new one and two bedroom apartments in a four storey L shaped building.

A secure basement car park was constructed using contiguous piles as part of this composite structure of reinforced concrete frame and traditional masonry.

Incorporating double hung timber sliding sash windows, ornamental pargeting, stone cills and natural slates the design and materials of the building was immediately approved by the Local Planning Authority.

The scheme was particularly demanding since it was land locked on three sides and only accessed by a shared estate road.

Project:  Cranham Hall Mews, Upminster

 

 

The partial demolition, refurbishment and new build development of a brownfield site in a conservation area within the M25. Received Premier Guarantee Excellence UK Award 2010 Conversion Project of the Year.

The works comprised of the partial demolition of commercial outbuildings on a 19th Century farm and subsequent alterations, extensions and new build construction to create 11 individually designed 3, 4 & 5 bedroom homes located in a hamlet style setting, close to a nature reserve in the London Borough of Havering.

The careful integration of high quality contemporary kitchens and bathrooms into the many features of the period buildings was priority. Using many traditional materials including oak and travertine floors, the quality of the build enabled the mix of “old & new” to work beautifully and produce a unique and distinctive residential development in the area.

From an environmental sustainable point of view the scheme incorporated many recycled materials, as well air source heat pumps, underfloor heating and water harvesting units.

Client:  Reef Estates and Estuary Housing

Project 1-24 Derry Court, South Ockendon, Essex, RM15

The demolition of an existing petrol station and the decontamination works of this brownfield site allowed the design and construction of 24 one & two bedroom apartments with 800m2 of commercial units on the ground floor of this four storey development.

Having worked with clients and their management team previously, the project allowed the opportunity to enhance our reputation further. The programme required an early completion of the ground floor commercial units to allow Tesco Stores Ltd and a GP practice to take possession. It was vital that the cost was kept below budget and the build and finishes to a high quality. All the criteria were met on this successful landmark development.

The scheme, located in a village shopping centre in Thames Gateway ticked all the boxes and all 24 apartments were purchased by Estuary Housing Association.

Client: Reef Estates and Toynbee Housing Association

Project: Emerson Buildings, 568 Roman Road, E3

 

 

The front façade retention of this existing 19th Century church sets this project apart from normal design and build mixed use developments.

The entire four storey front façade was required to be retained and fully restored while the rest of the building was carefully removed and new apartments and commercial units were built behind.

The project is situated on the famous Roman Road street market in London Bough of Tower Hamlets’ Conservation Area which restricted access to just 3 days a week as the project was land-locked on the three remaining sides.

The site was also of historical interest to English Heritage since the church ground had not been disturbed for thousands of years. Consequently, the Museum of London carried out an investigation, excavation, evaluation and publication of the site, concluding “the results are important as they contribute towards a greater understanding of Roman settlement and land use in the Old Ford area.”

During the design development process Quadrillion ingeniously introduced mezzanine floors to increase habitable floor areas thereby maximizing the potential of the development and greatly increasing the sale values of the 1 & 2 bed apartments above expectations.

Throughout the works Quadrillion engaged the local schools and community to ensure that the amazing historical interest and knowledge of this landmark project was shared and enjoyed by all.

Project: 1-6 Colney Hatch Lane, Muswell Hill

 

This brownfield distressed project had been started by another contractor who had effectively “downed tools” and abandoned the site.

Quadrillion were invited to tender and price the remaining and outstanding works through to completion so that the client could market and sell the apartments and let the retail/commercial unit to an incoming tenant.

Much of the design had not been fully detailed, with the structural steel frame to the new build only partly erected and refurbishment of the existing property not even started. The project was already behind programme and the client and Funders were keen to recommence works as quickly as possible.

Using our own labour force and our integrated supply chain, Quadrillion started on site within two weeks of being invited to tender and immediate got to grips with all aspects of this project.

By managing the design process, the build programme and establishing a strict quality control regime, Quadrillion very quickly gained the confidence of the Funder’s monitoring surveyor.

The six contemporary apartments in both the Victorian building and the newly constructed building were successfully completed in 36 weeks along with the shell, core and fit out of the retail unit, all to the delight of both the client and the Funder.

Quite an achievement from effectively what was a standing start!

Project: Camden Road, London

 

Constructed directly on the site boundaries and on the busy junction of Camden Road and Brecknock Road in north London this six storey building, including a basement, certainly would not have been everyone’s cup of tea and beyond the means of many contractors.

The Victorian basements of three houses were completely removed and replaced with a bigger, deeper basement with open- plan commercial space of a nearly 3000sq ft over two floors. Designed to suit the client’s needs, the area was completed including shop fitting to allow them to “open for business” the day following handover.

On top of this, four floors of private contemporary apartments with balconies and terraces were built in a highly sought-after location in one of Islington’s conservation areas.

The build quality and design was of the highest order allowing half of the units to be sold at their asking price on the first day they were offered to the market. A remarkable achievement at anytime but never more so in these current difficult times.

Alteration and refurbishment of shop front facade to this listed building in London Borough of Newham.

  

The existing granite cladding had to be carefully removed, re-profiled and polished to match retained features of this wonderful facade. Project:  Woolston Manor Hotel Apartments, Woolston Manor Golf Course, Chigwell

 

Demolition of existing commercial building and new build construction to create 26 individually designed 1, 2 & 3 bedroom hotel apartments including duplex and penthouse units along with reception, lifts, laundry and service areas, two car parks and a carefully designed, attractive but purposeful soft landscaping.

This is the second scheme built for this private client and as before, the project was completed within budget, on time and to an exceptional quality.

The golf course remained open throughout the entire project even when Quadrillion had to alter the contour and re-landscape the 18th fairway as part of the flood compensation requirements. Working practices had to be carefully managed to ensure that golfers, members and guests were not affected by construction activity. Certainly the design and installation of the traditional stone columns, pediments, pedestals and quoins complemented the contemporary style open riser glass and steel staircases to each of the three entrances.

To meet the demanding standards of hotel apartments, the structure was designed, built and tested to exceed the acoustic requirements of the specification as well as providing an integrated communication system and a separate energy metering installation.

Recent guests at this prestigious development include premiership footballers from Tottenham Hotspur and West Ham United as well as stars from the world of films and TV.

Project: Class Room Refurbishments

The complete refurbishment of three classrooms carried out during school holidays.

Purpose built storage lockers in striking contrasting colours, were designed and installed to provide essential storage facilities but at the same time give the rooms a bright and inspiring feel to these infant teaching areas.

Below the dado rail the walls were covered with a pre finished board providing a clean & hygienic wall finish which is virtually maintenance free, Sticky hand marks and paint splashes will never be a problem again.

Project: Phase 2

 

                                                                                                                            Having successfully complete the refurbishment of 3 classrooms in the previous year, Quadrillion were invited to tender for further works at this school.

This particular phase required the redesign and refurbishment of washrooms, toilets and the remodelling of classbases to provide improved layout for welfare and teaching facilities.

Working closely with the Headmaster and Site Manager the bespoke design alterations improved teaching accessibility areas, provided increased toilet facilities and created a low maintenance and hygienic environment to the benefit of those young people, staff and visitors.

As before all works were completed in time, within budget and to a very high hygienic standard.

Client: Southend Borough Council

Project: Darlinghurst School, Leigh on Sea

 

 

Secured by way of a competitive tender for Southend-on-Sea Borough Council, works commenced within two weeks from tender submission. Quadrillion’s “know how” allowed a saving £30k to be offered and allowed works to be completed below budget and to very demanding timescales of the school terms.

Providing new build classbases as well as refurbishment of the school premises of the Primary and Nursery school, this expansion project also offered improved and alternative facilities for pre-school groups and Southend-on-Sea Borough Council Support Services.

Working closely with staff, teachers and parents the school remained in occupation and fully operational throughout without any disruption to children’s programmes and activities.

Cultural / Charity Work

 

Client: Galleywood Parish Council

Project: Heritage Centre

The conversion of a redundant local authority service depot to create a Heritage Centre equipped to accommodate community projects and functions.

Works involved damp proof treatment, structural & thermal improvements, with installation of modern toilet and kitchen facilities, re-wiring, plastering and floor finishes allowing the return of this historic building to the local community. The project was completed in time and within budget to allow final preparation by the Heritage Centre and official opening in November 2009.
